Lately I’ve been reminded of how important the buyer agent role can be in a multiple offer situation. Recently we’ve had a couple of examples in our office of our buyers winning multiple bids to secure a new home. And this isn’t because their offers didn’t have the best price or terms. What’s the winning factor? The professionalism and expertise of their agent.
Multiple offer situations can be highly stressful for everyone involved and that includes the listing agent. Just imagine being faced with 5 offers to present to your seller and having to sort through the terms of every single one. It’s often not an easy task, particularly if all the offers have strong points.
But one thing that we’ve observed happening over and over is that our buyers are winning the property as a result of our skillful and knowledgeable agents. If the listing agent is reassured that the agent representing the buyer has experience, expertise, a good attitude, and communicates efficiently, it will go a long way to guaranteeing that the transaction will be a smooth one.
Perhaps it isn’t blaringly obvious when you’re choosing an agent to represent you in the purchase of your new home, but we can’t stress enough the critical importance of working with an agent who has a great reputation amongst their colleagues, is known for their integrity and professional behavior, and will work well with all parties involved in the transaction.
