We are asked this question often, and the answer is fairly straightforward: the best time to sell is when it’s best for YOU.
Yes, there’s certainly a seasonality to the real estate cycle. We might not recommend putting your home on the market the day before Thanksgiving or July 4th. In general, holidays are distracting and most buyers are busy with family and activities other than house hunting.
We also recommend waiting until snow storm season is out of the way, or postponing until the vacation days of late August are over. However, if any of these times turn out to be the best time for YOU to list your home for sale, then we’re here to help you do that.
The reality is that a home sale is very often tied to a life event – the birth of a baby, a marriage, a job change, or sometimes, harder life events like death or divorce. If one of these things is prompting your sale, then it’s possible that you can’t wait for the “ideal” time to put your home on the market.
But, don’t worry too much about this. The key to putting your home on the market is positioning it appropriately, no matter the season. And that’s where we can help. From taking stock of competing inventory and scheduling open houses to maximize buyer turn out, to pricing to incite a bidding war, there are many strategies we can employ to help the process run smoothly. And all of them will help us make sure that the timing of your sell is just one small piece of a much bigger puzzle.
