Navigating Boston’s Luxury Real Estate Market: A Seller’s Perspective
Thinking about selling your luxury property? The good news is, the market for high-end real estate in Boston remains strong. However, that doesn’t mean it’s easy or simple to find the right buyer willing to pay the right price.
I believe that for the seller, success starts with one key decision.
It’s just this: Engage the right agent to represent you and your luxury property. Once that’s done, the rest of your considerations—smart marketing strategy, correct pricing, smooth closing—will fall into place.
It’s about delivering a more elevated experience.
My decades in Boston real estate have shown me that luxury buyers are, most often, professionally and personally accomplished. They’ve bought and sold several properties in their lifetime. They’ve lived a little, established themselves financially, and expect to be treated with professionalism.
In fact, they’re someone like you. So make sure that your agent reflects that same gravitas, experience, knowledge and poise to all parties, including you.
How do you find that right agent?
There’s nothing like a face-to-face meeting. You’ll soon know if they:
- Understand that high-end properties come in many different shades, and that a buyer with substantial financial power has options
- Display real insight into the luxury market in our area
- Can articulate the particulars and benefits of your specific home
Bottom line: You should feel absolute confidence in your choice. And at Donnelly + Co. we make sure of it, helping you choose from over 30 highly rated agents.
Appropriate marketing tactics are also very important.
As you might have guessed, I don’t recommend relying on Tik-Tok and Instagram! Yes, they have their place, but I would suggest that a different approach speaks to this audience. Since your buyer is likely to be sophisticated and discerning, your marketing should be as well.
One example: for a high-end property, I would avoid an open house. The strolling brunch crowd on a Sunday morning or the curious passer-by is not your buyer. I believe that private tours, accompanied by your agent, are the only way to show your luxury home to a prospective buyer.
